One of the most exclusive houses at Ponta da Joatinga. You will contemplate a view of almost 360˚, from the immense blue sea to the green mountains and the beautiful city of Rio de Janeiro. Wake up having a wonderful breakfast in this contemporary home, enjoying an afternoon on the lawn of the huge Gourmet area, while having your barbecue and enjoying the pool on sunny days in the wonderful city. In the main house there are 04 super-comfortable rooms, being 03 suites with king beds and 01 room with a reversible king bed for two single beds, all of them waiting for the right moment to throw yourself on the cozy quilts and rest for the next day. For those who enjoy a quiet morning, there is also that corner of the living room that is perfect for your morning reading. All rooms were designed to promote unforgettable moments during your trip. A "Boutique House" to receive guests who seek something more personal and exclusive than a luxury hotel.

The house offers daily maid and housekeeper service.
A tropical breakfast menu or exclusive staff hire are available to guests and can be requested with prior reservation and charge separately.
Joie Joá is also the perfect setting for hosting small dinners or celebrations, for business meetings, movie sets, or even privatizing the whole house.
There is also a loft that can be rented, increasing the layout of the property, and in total can accommodate 10 adults comfortably.
The property has administrators living on site in a secluded and independent environment.
The house was completely renovated in 2019, is in a condominium with 24-hour security and has Wi-Fi in every room of the house.

Inside, there is a spacious living room, TV room, dining room, and a full kitchen.

Small events, corporate meetings, photo productions and recordings - from R$ 12.500,00 per day.

IMPORTANT NOTES:.
The property is rented with employees, R$ 200.00 each, not included in the value of the reservation.
Will be charged the consumption of electricity and water in season rentals.
A security deposit is charged (deposit), and returned within 02 working days after check-out.
Check-in Hours: 2 pm to 6 pm - after hours there is a convenience fee.
Check-out Time: 8am to 12pm - An employee of LUXOBRASIL.com.br or a representative will meet the customer at the property, at the time previously scheduled, in order to examine the property and receive the keys. For check-outs before 8:00 am a convenience fee must be paid and after 6:00 pm an additional daily fee and a convenience fee must be paid.
Payment by credit card, PagSeguro and Paypal, fees will be passed on to the tenant, with a minimum of 35 days prior to the check-in date.

PROPERTY RULES:
NO pets on the property, NO sitting on the infinity edge of the pool and NO internal access to the wet house.
You MUST be informed when booking the party/event/confraternization if the pool will be used, and it is mandatory to hire a house employee to guard the pool area, in order to limit the number of people to 10 (ten) concurrently inside the pool, and must request that a person leave when this number is exceeded. ACCESS TO THE CONDOMINIUM by UBER, taxi or similar services only.
If there is a need to use a generator, only with the express authorization and consent of the LESSOR, and it must be located inside the property's garage.
The property is limited to 12 (twelve) people, including children.
