Inspired by Brazilian, Indonesian and Japanese cultures, the island is known as the Island of Japan, with a typical Japanese garden and architectural elements that reflect these influences. The main living area is dominated by nature, with stones and abundant vegetation. The master suite has high ceilings in the style of Balinese bungalows. Enjoy a private beach perfect for water sports. A helipad with capacity for 02 helicopters, allowing quick and convenient access.
You will also have access to exclusive services on the island of Japan, including massages, jetski rides and speedboat rentals, as well as the option of enjoying a menu prepared by the local staff or hiring a Japanese chef or pizzaiolo for a personalized dinner (at a separate cost). PROPERTY RULES:
The property is limited to 10 (ten) people, including children.
Guests will only be allowed with prior authorization.
The guest holding the reservation assumes responsibility for the actions of other persons within the property during their stay, and is liable for damaged goods and damage to property occurring during their stay in the property, whether caused by themselves or their guests and companions, as well as fines that may occur due to violation of the law or internal regulations of the condominium.

For check-ins after office hours, a convenience fee of R$ 100.00 must be paid.

An employee of LUXOBRASIL.com.br or its representative (house staff) will meet the client at the property, at the time previously scheduled for check-out, in order to examine the property and receive the keys.
For check-out after office hours, should be paid a convenience fee of $ 100.00 and exceeding the daily rate.
*** RESERVATION AND PAYMENT ***
To make the reservation, it is necessary to sign the Rental Contract for Season and payment of a deposit of 50% of the total value of the lease. Payment must be made through the bank details informed in contract.
The other 50% must be paid up to 48 hours before check-in, along with the cleaning fee and security deposit (deposit) that varies with each property.
The security deposit is returned within 02 working days after check-out. WE DO NOT ACCEPT SECURITY CHECKS.
Payments by credit card with a minimum of 35 days prior to the day of check-in and with 100% of the value of the lease, the fees are passed on to the tenant. We also accept payments by Paypal, TransferWise or currency exchange, fees passed on to the tenant.
*** CONDITION OF USE OF THE PROPERTY***

The guest acknowledges that the use of amenities such as swimming pools, decks and the like may be potentially hazardous and involve potential risks if used improperly, particularly in relation to children, and use is at the risk of the booking holder and their companions.
The booking holder and their companions must use the property for residential purposes only and in a careful manner to avoid damage or loss to the property, keeping the property in a clean and sanitary condition at all times.
All forms of prostitution and drug use are prohibited within the property.
The reservation holder, their companions and any other permitted guests shall refrain from loud noises and shall not annoy, disturb or cause nuisance or inconvenience to neighbours, nor shall they use the property for immoral, offensive or illegal purposes, nor violate any laws, rules or ordinances, nor commit waste or nuisance upon the property and shall obligatorily abide by the rules set forth herein.
The booking holder and their companions agree that all personal property, furniture, personal effects and other items brought to the property by guests and their permitted guests shall be at the sole risk of the guest in respect of any theft, damage, destruction or loss.
The booking holder and their guests agree to indemnify and hold harmless the owner and its agents, successors, employees and contractors against any costs, damages, claims, legal and attorney's fees incurred by them, their visitors, representatives or successors of the guests due to claims relating to destruction of property or injury to persons or loss of life suffered by the guest or their family and visitors on or about the property, expressly agreeing to preserve the owner and intermediary in all such cases.
These rules are in accordance with Brazilian Law.
