A LUXOBRASIL representative will meet the guest at the property. The guest must provide their arrival time and a contact number in case of any unforeseen circumstances.

Check-out: by noon.

A LUXOBRASIL representative will meet the guest at the property at a previously scheduled time to inspect the property and collect the keys. An additional charge applies after the check-out time and may be deducted from the security deposit.

Quiet hours: from 10:00 p.m. to 9:00 a.m.

BOOKING AND PAYMENT

To make a booking, the guest must sign the Vacation Rental Agreement and pay an advance of 50% of the rental amount. The remaining 50% must be paid as specified in the agreement, together with the security deposit. The security deposit will be refunded within 3 business days after check-out.

Payment methods: bank transfer, cash, Pix, PayPal, Wise and credit card (at least 2 business days before the rental begins). Fees are passed on to the guest.

CONDITIONS OF PROPERTY USE

Pets, parties, celebrations, events and after-parties are prohibited at the property.

Visitors are permitted only with prior authorization.

The guest named on the booking is responsible for the actions of other people inside the property during the rental. They are responsible for damaged items and damage to the property occurring during the stay, whether caused by themselves, their visitors or their accompanying guests, as well as any fines resulting from violations of laws or the condominium's internal rules.

The guest acknowledges that amenities such as swimming pools, decks and similar facilities may be dangerous and involve risks if used improperly, particularly in relation to children. Use is at the risk of the guest named on the booking and their accompanying guests.

The guest named on the booking and their accompanying guests must use the property only for residential purposes and with care to avoid damage or loss, keeping it clean and sanitary at all times.

All forms of prostitution, the carrying of firearms and drug use are prohibited inside the property.

The guest named on the booking, their accompanying guests and any other authorized visitors must refrain from loud noise and must not disturb, disrupt or cause inconvenience or nuisance to the neighbors. They must not use the property for immoral, offensive or illegal purposes, violate any laws, rules or ordinances, or cause waste or nuisance on the property. Compliance with the rules set out here is mandatory.

The guest named on the booking and their accompanying guests agree that all personal property, furniture, personal belongings and other items brought to the property by guests and their authorized visitors remain at the guest's sole risk in relation to theft, damage, destruction or loss.

The guest named on the booking and their accompanying guests agree to indemnify and hold harmless the owner and their agents, successors, employees and contractors against any costs, damages, claims and legal and attorney fees incurred by them, by the guests' visitors, representatives or successors, as a result of claims relating to the destruction of property, personal injury or loss of life suffered by the guest, their family members or visitors at the property or on its premises. They expressly agree to protect the owner and the rental intermediary in all such cases.

These rules follow Brazilian law.
