It has large common areas with living rooms, dining room, toilet, home theater, home office, deck, barbecue, game room, sauna and bathroom. The bedrooms include: master suite with queen-size bed, closet, jacuzzi with separate shower, 04 suites with queen-size beds, closets, and balconies with ocean views. Property with stunning and relaxing oceanfront views.

IMPORTANT NOTES:.
The consumption of *electricity* will be charged in season rentals from 02 or more days and in recordings.
A security deposit is charged, which is returned within 48 hours after check-out and inspection of the property.
Check-in Hours: 2 pm until 6 pm, the client must inform the time of his arrival and his contact number for any unforeseen event. Outside LUXOBRASIL.com.br business hours, after 6pm, a convenience fee of R$ 100.00 must be paid for the operation plus UBER.
Check-out Time: 08:00am to 12:00pm, an employee of LUXOBRASIL.com.br will meet the customer at the property, at the time previously scheduled for the Check-out, in order to examine the property and receive the keys. If the customer does not check out at the agreed time, without prior arrangement, a full daily rate will be charged. Check-out after 6:00 pm will be charged an extra daily rate and a convenience fee of R$ 100.00 for the operation plus UBER.
We accept payment by credit card only up to 35 days before check-in. We also accept payment through Paypal and PagSeguro.

PROPERTY RULES:
The guest holding the reservation assumes responsibility for the actions of other people (guests) within the property during their stay, being responsible for damaged goods and property damage occurring during the stay at the property, whether caused by themselves or their guests and companions.
Damage found before or during the rental period must be reported immediately, contesting the property inventory of the property submitted.
The reservation holder and his/her companions will be responsible for any fines that may occur due to violation of law, convention, or internal regulations of the condominium in which the property is located. Payment of the fine must be made prior to Check-out, once the owners have been notified of the reason and the amount of the fine.
Guests will only be allowed, upon prior authorization from the property owner or his representative. Prior communication is necessary, as many condominiums do not allow guests to enter without prior communication from the property owner to the condominium management.
All forms of prostitution and drug use are prohibited inside the property. If there is reason to suspect that a guest has violated these rules, the stay will be terminated immediately without any refund and will be charged for the entire stay.
It is possible to hire a cook, for a separate fee according to the number of guests.

CONDITION OF USE OF PROPERTY:
Guest acknowledges that the use of amenities, such as swimming pools, decks and the like, may be potentially hazardous and involve potential risks if used improperly, particularly in relation to children, and use is at the risk of the reservation holder and their companions.
The booking holder and those accompanying them must use the property for residential purposes only and in a careful manner to avoid damage or loss to the property, keeping the property in a clean and sanitary condition at all times.
The reservation holder, his/her companions and any other permitted guests shall refrain from loud noises and shall not annoy, disturb or cause annoyance or inconvenience to neighbors, nor shall they use the property for immoral, offensive or illegal purposes, nor violate any laws, rules or ordinances, nor commit waste or nuisance upon the property and shall abide by the rules set forth herein.
The reservation holder and his/her companions agree that all personal property, furniture, personal effects, and other items brought to the property by guests and their permitted guests shall be at the guest's sole risk for any theft, damage, destruction, or loss.
The reservation holder and his or her companions agree to indemnify and hold harmless the owner and his or her agents, successors, employees and contractors, against any costs, damages, claims, legal and attorney's fees incurred by such theirs, visitors, representatives or successors of the guests due to claims relating to destruction of property or injury to persons or loss of life suffered by the guest or family and visitors thereof on or about the property, expressly agreeing to preserve the owner and intermediary in all such cases.

Horário de Entrada: a partir das 14h.
Um representante da LUXOBRASIL.com.br irá encontrar o cliente no imóvel, devendo o cliente informar o horário da sua chegada e seu número de contato para qualquer imprevisto.
Horário de Saída: até 12h. Um representante da LUXOBRASIL.com.br irá encontrar o cliente no imóvel, no horário agendado previamente, de forma a examinar o imóvel e receber as chaves. Após o horário da saída, há um valor excedente da diária, podendo ser descontado da caução.

*** RESERVA E PAGAMENTO ***
Para efetuar a reserva, é necessário assinatura no Contrato de Aluguel por Temporada, bem como pagamento de um sinal de 50% do valor da locação. Os demais 50% da locação devem ser pagos conforme em contrato, juntamente com o restante do pagamento e o depósito de segurança (caução). O depósito de segurança (caução) é devolvido em até 02 dias úteis após o dia da saída do imóvel. Formas de Pagamento: Transferência, Dinheiro, PIX, PayPal, Wise e Cartão de Crédito. Taxas são repassadas para o cliente. Cartão de crédito - com mínimo de 35 dias antes do check-in .

*** CONDIÇÃO DE USO DA PROPRIEDADE***
Convidados somente serão permitidos mediante autorização prévia.
O hóspede titular da reserva assume a responsabilidade pelas ações de outras pessoas dentro do imóvel durante a locação, sendo responsável pelos bens danificados e danos a propriedade ocorridos durante a estadia no imóvel, seja causado por ele mesmo ou seus convidados e acompanhantes, como multas que possam ocorrer devido à violação de lei ou regulamento interno do condomínio.
O hóspede reconhece que o uso de amenidades, como piscinas, decks e similares, pode ser potencialmente perigoso e envolver riscos em potencial se usado indevidamente, principalmente em relação a crianças, sendo o uso por conta e risco do titular da reserva e seus acompanhantes.
O titular da reserva e seus acompanhantes devem usar a propriedade apenas para fins residenciais e de maneira cuidadosa, a fim de evitar danos ou perdas à propriedade, mantendo a propriedade em condições limpas e sanitárias o tempo todo. Todas as formas de prostituição, porte de arma de fogo e uso de drogas são proibidos no interior do imóvel.
O titular da reserva, seus acompanhantes e quaisquer outros convidados permitidos devem abster-se de ruídos altos e não devem incomodar, perturbar ou causar transtornos ou inconvenientes aos vizinhos, nem devem usar a propriedade para fins imorais, ofensivos ou ilegais, nem violar nenhuma lei, regras ou portarias, nem cometer desperdício ou incômodo sobre a propriedade e devem obrigatoriamente respeitar as regras aqui dispostas.
O titular da reserva e seus acompanhantes concordam que todas as propriedades pessoais, móveis, objetos pessoais e outros itens trazidos à propriedade pelos hóspedes e seus convidados permitidos, correrão por risco exclusivo do hóspede em relação a qualquer roubo, dano, destruição ou perda.
O titular da reserva e seus acompanhantes concordam em indenizar e isentar o proprietário e seus agentes, sucessores, funcionários e contratados, contra quaisquer custos, danos, reclamações, honorários legais e advocatícios incorridos por estes seus, visitantes, representantes ou sucessores dos hóspedes devido a reivindicações relacionadas à destruição de propriedades ou ferimentos a pessoas ou perda de vidas sofridas pelo hóspede ou família e visitantes deste na ou sobre a propriedade, concordando expressamente em preservar o proprietário e intermediadora em todos esses casos. Estas regras acompanham as Leis Brasileiras.
