* CHECK-IN / CHECK-OUT TIMES *
Check-in time: from 2pm.
The client must inform us of their arrival time and their contact number for any unforeseen circumstances.
For check-ins outside office hours, a convenience fee of R$ 100.00 plus Uber must be paid.
Check-out time: until 12 noon.
A LUXOBRASIL.com.br employee or representative will meet the client at the property, at the time previously scheduled for check-out, in order to examine the property and receive the keys.
For check-out outside office hours, a convenience fee of R$100.00 plus Uber will be payable. And after check-out time, there is a surcharge on the daily rate, which can be deducted from the security deposit.

* RESERVATION AND PAYMENT *
To make a reservation, you need to sign a Temporary Rental Agreement and pay a deposit of 50% of the total rental price, in accordance with the agreement.
The remaining 50% must be paid in accordance with the contract, together with taxes and the security deposit (caução) which varies according to each property.
Payment methods: Transfer, PIX, Cash, Exchange, Credit Card link (minimum 35 days before check-in date), Credit/Debit Card at the machine, PayPal, Wise. Fees are passed on to the tenant.
The security deposit must be made by bank transfer, Pix or in cash, and is returned within 2 working days of check-out. WE DO NOT ACCEPT CHECKS.

* CONDITION OF USE OF THE PROPERTY***
The guest acknowledges that the use of amenities, such as swimming pools, decks and the like, can be potentially dangerous and involve potential risks if used improperly, especially in relation to children, and use is at the risk of the reservation holder and their companions.
The reservation holder and their companions must use the property for residential purposes only and in a careful manner in order to avoid damage or loss to the property, keeping the property in a clean and sanitary condition at all times.
All forms of prostitution and drug use are prohibited inside the property.
The reservation holder, their companions and any other permitted guests must refrain from loud noises and must not annoy, disturb or cause nuisance or inconvenience to neighbors, nor use the property for immoral, offensive or illegal purposes, nor violate any laws, rules or ordinances, nor commit waste or nuisance on the property and must comply with the rules set forth herein.
The reservation holder and their companions agree that all personal property, furniture, personal effects and other items brought onto the property by guests and their permitted guests shall be at the sole risk of the guest in respect of any theft, damage, destruction or loss.
The reservation holder and his/her companions agree to indemnify and hold harmless the owner and his/her agents, successors, employees and contractors, against any costs, damages, claims, legal and attorney's fees incurred by them, their visitors, representatives or successors of the guests due to claims related to the destruction of property or injury to persons or loss of life suffered by the guest or guest's family and visitors on or about the property, expressly agreeing to preserve the owner and intermediary in all such cases.
These rules follow Brazilian Law.
